Radon mitigation for investment properties

Bill looks at the home, gives you the price before work starts, and tells you if your date will work.

What to have ready

Call Bill at (815) 370-9682 with these details. That number is Bill's cell phone. Calls Mon-Sun, 7 a.m.-7 p.m. Texts, photos, and forms can be sent anytime.

  • The property address and town.
  • The radon result in pCi/L, and whether it came from a county kit, a radon detector, or a test for a sale.
  • Whether you are selling, renting, or still deciding.
  • Any closing, listing, or tenant date.
  • A photo of a radon pipe in the utility room, if the home already has one.

For a purchase or a listing, use an Illinois-licensed measurement professional for the test. If the home isn’t in a sale and you still need a number, our testing guidance links to the free Cook County kit, where that program covers you, and the $8 Will County kit.

What does the number mean?

The U.S. EPA says to fix a home when radon is 4.0 pCi/L or higher, and to think about fixing it between 2.0 and 4.0 pCi/L. You can read it on the EPA action level page. A high number doesn’t mean you stop using the home. It means the next step is a system built for that foundation.

If you are selling, IEMA-OHS explains that the Illinois Radon Awareness Act requires a seller to give the buyer two things: the pamphlet Radon Testing Guidelines for Real Estate Transactions, and the Illinois Disclosure of Information on Radon Hazards. Your agent or attorney can tell you how that applies to your sale. We put the system in and give you written paperwork for the file.

To learn more about pCi/L, read understanding a radon result. If the property is under contract, the buying or selling page covers timing during the inspection window.

Our prices

These are the same prices as on our cost page. A closing date changes the schedule, not the price.

  • Adding a fan to a radon pipe that’s already in the home (passive activation) starts at $900. Call for details, or read how passive activation works.
  • A new system for most basement or slab homes is $1,950 to $2,450.
  • A gravel crawlspace that has to be sealed, or a home with a basement and a crawlspace, is often $4,000 to $6,500.
  • A new radon fan is $575, including the fan, the visit, and the labor. There’s no trip charge. We can usually do it within a day or two, even if another company put the system in. Read more about fan replacement.

Credit card payments have a 3% processing fee, and you see it before you pay.

Bill plans the pipe route for the home, finished basement included, so the system looks neat in listing photos and showings.

The warranty goes with the home

If a fan we installed fails in its first five years, we replace it for free. That covers the visit, the labor, and the new fan, and the new fan gets its own five-year warranty.

If your radon is still 4.0 or higher after we put the system in, we come back and fix it for free, and we pay for the follow-up test. The written warranty covers fan-assisted systems for the life of the fan, and at least five years from install. The test has to follow approved measurement procedures.

The warranty moves to the next owner of the home, on the same terms. The customer packet has the full warranty, including limits and exclusions. Download the customer packet or read the summary on the customer care page.

Have more than one property?

A new system usually goes on the schedule within a week or two, and most take one visit. Call with each address, each result, and each date, and we’ll tell you what fits before you commit.
